I have all 3 games, but my boyfriend only has Factions. He loves it that I have Heros with me, he doesn't want to break down and get the NF game. If he gets GWEN will he have access to the Heros, or does he need to get NF in order to access Heros??

If he get GW:EN he'll get GW:EN's heroes, no need for NF at all.

As was said above - he'll have access to the GWEN heroes only but will have access.
Something I'm not so sure about is whether he will have access to Zenmai the factions Hero aswell. Previously if he brought nightfall and had factions he could get the assassin Hero -
I'm not sure if you just need to be able to use heroes - ie have either nightfall OR GWEN to unlock Zenmai or if you HAVE to have nightfall

you have to have NF for Zenmai.

Correct.

And thats one way of getting heros, another is buying NF, or buying both. Both are needed to get heros, just one.
